The below policies are designed to help maintain the highest quality of accommodations at Easy Street. 1. Vacation Residence. “Easy Street” properties are to be used as a vacation residence ONLY, and for the exclusive use (residence and pool) of registered tenants ONLY. 2. Advance Deposit. One half of the total rental payment amount is required in order to confirm reservation dates and rental rate. Full payment is due at least sixty (60) days prior to arrival. Reservations made within sixty (60) days of arrival require payment in full. 3. Refundable Security Deposit. A $500.00 Damage Security Deposit is required for all rentals. The Security Damage deposit will be reimbursed within Seven (7) days from the end of the rental period, provided there is no damage or theft to the rental property, and all policies and conditions of rental are followed. If repairs are required or other fees due as a result of a guests stay, all or a portion of the security deposit may be forfeited and additional charges may be due. A guest’s liability is also not limited to the loss of the security damage deposit. 5. SMOKING PROHIBITED. The security damage deposit will be forfeited and guests will incur an additional charge for carpet cleaning and deodorizing if ANY evidence of smoking is found inside the rental home. Smoking is allowed outside, but guests are asked to dispose of butts and other smoking materials properly. If cigarette butts are not disposed of properly and butts are found discarded on the premises, a Pickup Fee of $5.00 per Butt will be charged and the butts will be mailed back to the tenant to validate the fees. 6. LIABILITY. It is expressly understood and agreed that the owner/property manager of “ Easy Street”, shall not be liable for any damages or any injury to tenant, tenant’s guests or his family or to his family’s or guest’s property from whatever cause arising from occupancy of rental homes by tenant and his family and guests. It is further understood and agreed that owner shall not be responsible for any personal property left by guest at “Easy Street”. In the event property of guest is left on premises, guest may request owner to mail or ship property back to guest at guest’s sole expense. 7. Rental Payment. Rental payment is due in full, in advance sixty (60) days prior to arrival. Payment is preferred by credit card, but may also be made by personal check, traveler’s check, cashier’s check, or bank money order. If paid by check, and check is returned NSF, a return check fee of $35.00 will be charged. 8. No sub-leasing permitted. Absolutely no sub-leasing and no exceptions for any reason 9. Cancellation Policy. Cancellation of reservations must be made sixty (60) days or more prior to arrival. A cancellation fee equal to 15 percent of the total rent (not including damage deposit) will be charged on all cancelled reservations. Late cancellations with less than sixty days notice, will result in forfeiture of the full advance deposit. Written notice is required for all cancellations. (Long-term, advance monthly rentals must give ninety (90) day notice of cancellation prior to arrival.) Cancellation and early departure due to inclement weather does not warrant any refund of rent. 10.Hurricane Policy. It is our policy to return all or a portion of the rental fee if an evacuation is ordered by state or local authorizes. The amount of the rental amount returned will be dependent on when the evacuation is ordered. If an evacuation is ordered on a Wednesday and there are two full days remaining of the rental period then a return of 20 percent of the rental amount to the guest will be made. If an evacuation is ordered and the guest has been at “Easy Street” for less than 48 hours a full refund will be granted. If the guest is willing to forego the refund, we will offer another rental week next season (or later in the season if space is available) at a 10 percent reduced rate. Travel Insurance. To make your vacation as worry-free as possible, Easy Street Vacation Rentals offers travel insurance through AIG-Travel Guard with our bookings. Coverage includes (but is not limited to) trip cancellation and interruption benefits, medical and medical evacuation benefits, and 24-hour emergency travel assistance. The rental rates at “Easy Street’ are based on an occupancy of eight (8) to ten (10) guests, depending on the house. Each additional guest above that limit is charged $100 per per additional person plus applicable taxes. This fee is charged regardless of the number of nights the additional guests stay. Reservations made intentionally understating the number of guests will result in forfeiture of full rental payment and security deposit. Children under 2 are not included in the guest count. Maximum number of vehicles is three (3). 12. Family Rentals Only. “Easy Street’ is designated as Family Friendly and as a general rule, will not rent to vacationing students or young adults (under 25) unaccompanied by a responsible parent or guardian without specific approval. A parent or a responsible adult must be staying at the home at all times. Our rental home is monitored for violation of this policy. All violators will be evicted and all rental payments and security deposits will be forfeited. This policy includes reservations made by parents that do not check-in, and/or who leave prior to the end of the reservation dates. NO EXCEPTIONS! 13. Check-in Time. Check-in time is after 4:00 p.m. Central Time on the check in date. Please do not attempt to check in early. The standard rental period is weekly, Saturday-to-Saturday. Exceptions may be made during the off-season so please ask. 14. Check-out Time. Check-out time is 10:00 a.m. (sharp) on the check out date. Anyone staying past 10:00 a.m. on the departure date will be charged for extra day plus an additional $100.00 delayed cleaning fee. NO EXCEPTIONS! 15. Housekeeping. “Easy Street’ is cleaned prior to each guest’s arrival and after departure, and the cost is included in the rental rate for stays of at least five (5) days. Stays of four (4) days or less will be charged a Cleaning Fee of $125.00 to $250.00 depending on the house. Guests will be responsible for cleaning after themselves during their stay and for leaving the home in good and orderly condition at checkout. If accommodations are left damaged or unusually messy (such as unwashed dishes, garbage left in the house or stains on the furniture or carpet), the security deposit will be forfeited and additional charges may apply. If the gas BBQ is used and not cleaned guests will be charged a $50.00 Cleaning fee. 16. Good Neighbor Policy. “Easy Street” is located in a mixed-use neighborhood that includes both short-term guests and year-round residents. Guests are asked to be considerate of the neighbors with noise and activities. We want our guests to enjoy their stay at "Easy Street", but not at the expense of the neighbors. Guests are asked to conform to all rules and regulations of the property. Repeated violators are subject to eviction with loss of rental payment and security deposit. 17. Keys. When final rental payment is received, two weeks prior to arrival guests will receive driving directions and a code for the key lock box. The key lock box is located by the front door, and contains a front door key to the house. This key is used to initially open the front door upon arrival and to lock the front door upon departure. Keys for day-to-day use, including beach access keys, are located inside the house. When guests depart, if the day-to-day keys are not returned to the original hooks, the Security deposit will be deducted $100.00 and used for re-keying all doors at the rental home. 18. Telephone and Internet Service. Free local calling is provided at all houses on "Easy Street". Incoming long distance calls are also free. However, In order to make outgoing long distance calls you must use a credit card, calling card or use an “800” number. High Speed Internet Service is provided at no additional cost in all houses except Villa De Vino. 19. Private Pool. Each home at “Easy Street” has its own Private Pool, and it is to be used by registered guests only! If a guest would like the Pool heated (to a maximum of 85 degrees), there may be a charge of $50.00 per day (minimum three days) or $300.00 per week to cover the cost of propane. If a higher temperature is requested arrangements can be made for guest to pay for the actual costs. Children age 3 and under MUST wear approved swimming diapers when using the pool. NO EXCEPTIONS. Invited guests may use the pool upon request for one day without charge, if invited guests use the pool for two or more days a day use fee of $50.00 may be charged. 20. Linens/Towels/Supplies. Although linens and bath towels are furnished, guests are asked to bring their own beach towels and beach blankets as linens are not to be removed from the home. Also, if towels are used to remove makeup and are stained, the guest will be charged for replacing the stained and damaged towel. Any lost or damaged linens will be deducted from the damage deposit. If laundry is done during the stay it is important that white towels are not washed with colored items. An initial supply of trash liners and toilet paper is provided. Extra items needed during the stay are the responsibility of the guest. 21. Pet Friendly. Upon approval, pets are welcome at "Easy Street" provided they are house broken, well behaved and have responsible owners. A pet fee of $125.00 for one pet, $200.00 for two pets will be charged. The guest is responsible for picking up after the pet whether on Easy Street property or other areas. A fee of $25.00 will be charged if pet waste is not removed at the end of the stay. Again, these policies are not designed to be restrictive, but rather to help maintain the quality of the home, reduce our operating expenses so we can keep our rates low, and to help provide you the best vacation experience possible at 'Easy Street'.
